Prior to Your Inspection Day
- Your inspection details are collected and your appointment scheduled for the date and time that works best for you.
- A confirmation email will include your inspection date, time, and location.
- The inspection agreement in that email must be signed before inspection day.
- Online payment is available; payment is due at the inspection, and the report is released once payment is received.
- Property access must be confirmed through your realtor or directly from you if you’re the homeowner.
- Any changes to the appointment—date, time, or access instructions—should be made before inspection day to avoid delays.
What to Expect on Inspection Day
- Your inspector arrives early to get familiar with the property and ensure a thorough evaluation (typically 2–3 hours).
- The inspection begins on the roof to assess its condition. For safety, clients are not permitted on the roof or on the inspector’s ladder.
- The full exterior perimeter is reviewed, including grading, drainage, and overall site conditions.
- Inside, the inspector evaluates the attic, HVAC system, water heater, and other major components.
- The inspection continues room by room, with clear, detailed findings supported by photos and easy‑to‑understand notes.
- If you’re attending, the inspector will meet with you at the end to answer questions and highlight key observations.
- Afterward, your inspector completes the report and emails it to you and any approved parties. Once you’ve reviewed it, you’re welcome to reach out with any questions.
